We understand that letting your property, especially for the first time, can be daunting experience and with this in mind our most important consideration is providing you the Landlord with the best possible service and the most suitable tenant for your property. We never forget that the property is likely your most important asset and we can confidentially assure you that by instructing us to act as your Letting and Management Agent your asset will be in both professional and caring hands.

 

A Personal Service

As we are an independent Estate Agency we are able to offer a personal service, with attention to detail, whilst also maintaining a high standard of competence and professionalism.

 

Competitive Rates

Our fees are highly competitive and explained in full from the outset. We are committed to our Landlords and savings can be made on the smallest of property portfolios. We are also running regular special offers so don't forget to look out for these too.

 

Carefully Selected Tenants

All of our tenants are drawn from a continually updated register. All prospective tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor. Judgement of character plays a large part in choosing the right tenant for your property and as all of our staff have many years of experience their instinct and judgement skills are always used.

 

Services Offered


Letting Only Service

Both of these services provide for the marketing of your property and conducting accompanied viewings 7 days a week. This will then lead to the introduction and vetting of a prospective tenant. When this proves satisfactory, we will then prepare the tenancy agreement and an inventory. The tenant will then be checked in on move in day against the inventory. Following this, the first months rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.


Full Management Service

As well as the initial Tenant find service shown above, the Full Management Service also ensures that periodic inspections are carried out. Should these bring to light any maintenance issues, we will(within the confines of our Management Agreement) arrange or recommend any necessary repairs. Rental payments will be processed each month and rental balances credited to your nominated bank account and a monthly statement sent to you for your records. Towards the end of the tenancy, we will liaise with the tenant with a view to renewing the tenancy agreement or arranging to check them out and re advertising the property to let. This service is suitable for Landlords who do not reside locally or who would rather not deal directly with the tenants or those who would prefer for all aspects to be handled by us the agent.

 

 

Fees

For Tenancies commencing after 1st September 2019 our Fee structure is as follows:


The Tenant Find Set-Up Fee (Letting Only Fee) for a residential property is the equivalent of three quarters of one month's rent. For example, if we rent your property out for £1,000.00 per calendar month then we will charge you £750.00 to find a Tenant for you.

 

For Full Management, the Agent will receive the rent from the tenant and retain 10% of the rent as the Management charge. For example, if we manage your property which is rented for £1,000.00 per calendar month, then we will retain £100.00 per month.


Tips For Landlords

Your property can be let fully furnished or unfurnished. Which of these is appropriate will depend on the type of property and local market conditions. We will be pleased to give you advice on whether to furnish or not and to what level. As a minimum you will need to provide decent quality carpets, curtains and light fittings. Remember that there will be wear and tear on the property and any items provided. Personal possessions, ornaments, pictures, books etc. Should be removed from the premises especially those of real or sentimental value. Some items may be boxed, sealed and stored in the loft at the owners risk. All cupboards and shelf space should be left clear for the tenants own use.
